Average list price is way up in 19147

***I wonder if this uber expensive Queen Village home listed in January 2014 accounts for the spike in average list price for 19147.***

Average Days on Market

In comparison to January 2013:
Average days on market are way down in 19102 & 19122
Average days on market are down in 19103, 19125 & 19128
Average days on market are way up in 19127
Average days on market are up in 19123, 19118 & 19129
Average days on market are holding steady in 19106, 19107, 19146, 19147, 19130& 19119

***Interesting to note the dramatic drop (almost in half) in DOM for 19122 & 19125.  Fishtown (19125) & Kensington (19122) have been very popular with buyers.***

Number of Units that Went Under Contract in January

In comparison to January 2013:
Number of units that went under contract is up in 19122
Number of units that went under contract is down across the board but especially in 19103, 19106, 19146, 19147, 19125 & 19130
Number of units that went under contract is holding steady in 19102, 19107, 19123, 19127, 19128, 19129, 19118 & 19119

***Not surprising with January’s terrible weather.***

Total Sold Volume in January

In comparison to January 2013:
Total sold volume is up in 19103, 19146, 19123, 19122, 19125, 19118 & 19119
Total sold volume is down in 19106 & 19129
Total sold volume is steady in 19102, 19107, 19147, 19122, 19125, 19130, 19127 & 19128

***19103’s huge spike in volume was due to 6 very high sales;  raw space in a brownstone on Spruce, 2 townhouses on Delancey, 2 penthouses at 10 Rittenhouse, 1 3 bedroom at the Murano & 1 rarely offered unit at 1820 on Rittenhouse Square.****  

Average Sold Price

In comparison to January 2013:
Average sold price is up in 19103, 19146, 19123, 19125, 19130, 19127, 19128, 19118 & 19119
Average sold price is down in 19102, 19106, 19107, 19122 & 19129
Average sold price is steady in 19147
